Your roof may have years left. See what it costs to keep it.
NANOROOF’s professional-grade silicone bonds inside aging asphalt shingles and encapsulates them.
Shingles don't wear out. They break down in a loop.
Every stage of shingle aging feeds the next, and the last stage exposes more asphalt to the sun, which starts it again. Tap a stage to see what happens and where NANOROOF interrupts it.

What’s happening to your roof?
Pick what you see from the ground. Each one tells you what it means and whether preservation can help.
Two ways to deal with an aging roof
Tear it off and start over, or keep the roof you have. Here is what each one looks like on the job.
Replace: tear it off
- Shingles stripped down to the deck
- Debris hauled away to the landfill
- A crew, a dumpster and noise for a day or more
Preserve: keep it on
- The roof is cleaned, repaired and sprayed in place
- Applied to the existing roof
- Readings and photos go into your Roof Record

Three ways to treat an aging shingle
Surface coatings sit on the outside. Penetrating treatments soak in. NANOROOF does both: it penetrates and bonds inside the shingle and forms a protective layer on top, encapsulating it.
Surface coating
Forms a film over the granules. It never reaches the asphalt drying out underneath, and the film can crack and lift as the shingle moves.
Penetrating treatment
Soy-based rejuvenators and nano-silica penetrants soak into the weathered asphalt. Nothing stays on top of the granules, so the surface has no protective layer.
NANOROOF SPS
Penetrates and bonds inside the shingle, then forms a protective layer over the granules, encapsulating the shingle from the inside out.
| Compare | Surface coating | Penetrating treatment | NANOROOF SPS |
|---|---|---|---|
| Where it works | On top of the granules | Inside the asphalt | Inside the shingle and on top of it |
| Reaches the weathered asphalt | No | Yes | Yes, and bonds to it |
| Protective layer on top | Yes, a film | No | Yes, bonded to the shingle |
| Granules | Covered by the film | Not encapsulated | Encapsulated in place |
| Main weakness | The film can crack and peel | No protective layer on top of the granules | Needs a sound roof; the assessment checks |

Does your roof qualify? Walk it with us.
Tap the numbers to see what a dealer checks at each part of the roof, and what each finding means for preservation.
Usually a good fit
- Asphalt shingle roofs showing age: fading, brittleness, early granule loss
- Roofs past their first several years, once the factory surface has worn in
- Algae or moss streaking that has been washed off first
- Homeowners, landlords and property managers who want to delay a replacement
We'll tell you no if
- The decking is soft or the roof has structural damage
- Granule loss has gone too far for the shingles to be saved
- The roof is so new that it doesn't need treatment yet
- The real problem is a flashing leak. Leaks are repaired first; preservation doesn't fix them
The job, start to finish
Six steps. Every job starts with the whole roof (structure, flashings, ventilation and workmanship), and every step leaves a record. Why the whole roof
Roof-life assessment
The dealer inspects shingles, decking, flashings and granule loss, and tells you whether the roof qualifies.
On the record: Photos and a written assessment
Tune-up and repairs
Flashings repaired, loose shingles secured, penetrations checked.
On the record: Repairs and before photos
Soft wash
Algae, moss and debris come off without stripping granules.
On the record: Photos of every slope
Baseline readings
Moisture is recorded before spraying. Damp shingles can still be treated; the reading is where your Roof Record starts.
On the record: Moisture readings
Spray application
NANOROOF is sprayed across the roof according to the application protocol.
On the record: Metered material applied
Sample and registration
A test sample stays on the roof, and the job is registered to your address.
On the record: Sample ID and warranty number
Step 5 is a real NANOROOF job. The other photos are illustrations until real job photos replace them.
Bring the color back.
A faded roof makes a house look older than it is. NANOROOF Certified Dealers can now restore your roof’s color while they preserve it, in approved color options. Pick one to see it on a faded roof.
Age tells you when. Condition tells you how.
Where permits are pulled, a roof’s age is on record. Where they aren’t, it’s often an estimate. Either way, age only says when the roof went on, not how it’s holding up. Condition has been harder to prove, so it rarely counts. It can, once it’s measured, recorded and repeatable.
Taken on faith
Once oils or penetrants soak into the asphalt, there is nothing left on the surface to check in the field. Whether the treatment is still working can’t be measured on the roof.
Checked at every visit
A bonded silicone layer stays on and in the shingle, so it can be checked after the job: how water beads on the roof and on the test sample left on it, recorded with photos at every check-up.
Photos of every slope, moisture readings before spraying, metered material, a test sample with an ID, warranty registration.
Connected instruments that send readings straight to the Roof Record, plus phone and drone inspections that repeat the same checks the same way.
Condition data an insurer can rely on: dated, measured and tied to the address, roof by roof.
Own more than one roof?
Multifamily buildings, HOAs, hotels and rental portfolios carry roof replacement as one of their largest building costs. A Roof Cost Savings Report compares preservation and replacement roof by roof, so the budget can go further.
